Job Description
- This position is responsible for the supervision, coordination and the safe and effective execution of all maintenance or custodial service activities for assigned personnel. This role directly supervises craft, foreman, general foreman and team leaders in the installation, repair, preventative maintenance, removal, or adjustment of equipment/supplies in accordance with established project procedures, requirements and specifications.
- Complete work by planning and scheduling daily crew deployment with the customer’s operations, including personnel deployment, materials and information availability to accomplish work in a way that is consistent with efficient operation
- Maintain workflow by approving completed work orders and stores material requisitions
- Prepare project reports and contribute to project estimates by identifying activities, status and performance
- Develop working knowledge of Operations & Maintenance programs by applying programs and procedures included in O&M standard practices
- Ensure operation and availability of equipment by evaluating the quantity and quality of equipment and identifying corrective actions/programs as needed
- Maintain technical knowledge by keeping current on available systems and equipment for maintenance management and/or custodial services

Basic Job Requirements
- Accredited four (4) year degree or global equivalent in applicable field of study and two (2) years of work-related experience or a combination of education and directly related experience equal to six (6) years if non-degreed
- Must hold a valid driver’s license
- Must have ability to communicate effectively with audiences that include but are not limited to management, coworkers, clients, vendors, contractors, and visitors
- Must possess basic computer skills including internet, Outlook, Adobe Acrobat, Word, Excel and SAP programs.

Project-Specific Summary
Under general direction from Fluor Site Manager and Director of Operations, supervises all aspects of site FWO work. This includes but is not limited to a wide variety of contractors including plumbing, electrical, HVAC, general rigging, excavation, painting, boiler repair, fire protection, elevators, rubbish removal, window replacement and overhead doors. Supervises daily operations of designated Fluor craft maintenance teams including safety, craft adherence to site policies and procedures, work planning, and customer satisfaction.
Job Duties include the following:
- Follows all safety policies and procedures, including auditing contractors for safety and chemical compliance.
Contract Coordination:
- Performs a key role in the oversight of small to mid-size facilities maintenance and repair projects.
- Coordinates job walks with customer and contractors to review work requests.
- Gathers information, performs job cost estimates, and reviews SOW prior to pricing.
- Assists Purchasing in evaluating contractor proposals and structuring fixed price, time and material, and managed contracts.
- Verifies Customer approval for cost expenditures and purchase order issuance prior to commencement of work.
- Coordinates with facilities, manufacturing, management and building occupants to minimize disruption and resolve problems.
- Monitors and evaluates contractor work in progress.
- Assures contractors comply with all safety, facility and security requirements and assists contractors with access to restricted areas.
- Verifies the need and scope of contract modifications and approval from Customer prior to continuation of work.
- Acts as new contractor recruitment and current contractor relations liaison.
- Maintains computerized job notes and participates in weekly job update meetings.
- Manages workflow and contractor performance to provide the most cost-effective solution.
- Verifies project completion with customer and closes all FWO’s with required documentation.
- On-call as scheduled to respond to site and support contractor efforts for facilities emergencies
- Other duties as assigned by the Site Manager.
Operations Supervisor:
- Perform frontline supervisory tasks for assigned craft personnel: Scheduling, time keeping, work planning, performance reviews, coaching & disciplinary action under direction of site manager & HR.
- Recruitment and retention for assigned teams or roles.
- Ensure craft compliance with Fluor and Customer Safety programs in conjunction with site HSE designee and Site Manager.
- Self-audit safety and site policy compliance with iAuditor.
- Ensure compliance with contractual obligations to client including but not limited to compliance, quality and cost-savings.
- On-call as scheduled to respond to site and support contractor efforts for facilities emergencies.
Preferred Qualifications
- Technical Associates Degree or Certificate in related field is desired
- Minimum six (6) years experience in construction/maintenance trades, with emphasis on contract coordination & supervision is desired
Salary Range: USD 61,500 to 104,500
