ESSENTIAL DUTIES AND RESPONSIBILITIES
- Prepare conceptual cost estimates with minimal project information, detailed construction cost estimates, and estimates for all stages of design from conceptual through final CD’s.
- Provide cost analysis of design changes during design development phase.
- Create/analyze overall project costs, bid pricing, budget projections, and cost breakdowns to track and review project costs and status, including budget vs. actual
- Lead the selection and use of cost estimating software.
- Conduct thorough and accurate project constructability reviews.
- Conduct value engineering analysis to define cost efficient alternatives to the desired project scope.
- Use critical thinking skills to problem solve issues on projects during design and construction.
- Interpret the design intent of the documents and clarify unclear scope items.
- Evaluate and report project risks to VP of Development and ownership.
- Build new and maintain existing contractor relationships to obtain competitive advantages.
- Prepare and manage contractor RFP packages for construction bids.
- Analyze contractor pricing and compare prices with historical costs for review with management.
- Extensive work with ownership to design project to fit in the financial model.
- Communicate with ownership, architects and contractors related to project risk, timetables, costs/budgets, and change management.
- Assist in coordinating loan draws, forecasting project budgets and cash flows, and managing project deliverables.
- Make professional presentations to explain the estimate and basis for costs.
- Effective and consistent communication with management regarding project status.
REQUIRED QUALIFICATIONS
- Bachelor’s degree relevant field such as Construction Management or Engineering.
- 5 years of experience in commercial / multifamily estimating, cost control, and/or engineering experience in similar facility construction.
- Extensive expertise in construction estimating software and MS office / excel. Knowledge of 5D estimating preferred.
- Thorough knowledge of estimating best practices, construction materials, codes and construction means and methods, and timelines / scheduling.
- Ability to act as primary estimating lead on projects with minimum oversight.
- Ability to present estimates to ownership with a high level of confidence
- Understanding of the factors that impact construction costs and contractor risk.
- Flexibility to learn new systems and construction methods in order to stay at the leading edge of the business.
- High ownership of work product and dedication and commitment to driving results.
- Ability to travel and perform site visits.
